Former British military base in Limassol transformed into residential district with yields up to 8%
In Kato Polemidia, on the site of a former military base, developers have launched Zoia, a project comprising 147 apartments across four five-storey buildings. This is more than a residential complex; it represents an attempt to create a genuine community with shared spaces.
The project includes an open-air swimming pool, gymnasium, landscaped park, children's playground, spa centre and barbecue area. Residents will benefit from two community managers, a dedicated app and organised events. Apartments are fitted with underfloor heating, Italian sanitary ware, high ceilings and facial recognition systems.
For investors, the figures are compelling. One-bedroom apartments start from €212,000 with projected yields of 7.9% (rental income approximately €1,400 per month). Two-bedroom units begin at €329,000 with yields of 7.8% (rental income approximately €2,100 per month). The developer offers interest-free instalments: 20% upfront, followed by monthly payments of 1.67% of the purchase price over four years.
The location is advantageous: close to Limassol's centre, the marina and direct access to the A1 motorway. Nearby amenities include schools, colleges, a national forest park and planned expansion of the Cyprus University of Technology campus.
The project's name speaks volumes: Zoia, derived from the Greek word for 'life', emphasises wellbeing, community belonging and shared experiences. For a district where a military base stood 70 years ago, this represents a significant rebranding.
