Greece tightens short-term rental rules as owners rush to secure permits before July deadline

From 1 July, Greece is introducing strict restrictions on short-term rentals, prompting apartment owners in Athens and Thessaloniki to expedite permit applications and close deals before the new rules take effect.

The Ministry of Economy and Finance has enacted comprehensive legislation that will substantially limit the registration of new properties on Airbnb and similar platforms. The measures apply both to current owners and those planning to invest in Greek real estate for tourist rental income.

If you are considering purchasing an apartment in Greece for the purpose of letting it to tourists, it is advisable to move quickly with documentation and registration. After 1 July, new permits will be issued under entirely different rules—considerably more stringent than those currently in place.

For investors, this could mean both reduced returns from short-term rentals and a reassessment of valuations for existing properties on the market. While the details of the new requirements are still being clarified, the rush in Athens and Thessaloniki is clearly no coincidence.
