🇪🇸Spain Issue No. 368

Prices on the Spanish coast rose 13.5% in the first quarter of 2026. It seems that the market is overheated by secondary and luxury real estate? No, the problem is different.

According to the Tinsa report, the real challenge is not the ban on summer cottages by the sea, but the lack of housing for those who work here. The Bank of Spain points to the tightness of the supply due to the difficulty of obtaining permits and the shortage of land. Developers are building something that brings more profit - a luxury for vacationers.

Banks and the OECD confirm that bureaucracy is hampering the construction of affordable housing. Restricting tours to homes will not fix anything. We need a simple construction project.
