Detached houses remain scarce in Portugal's new-build supply

Detached houses represented just 7.3% of the new-construction properties offered on Imovirtual, while apartments dominated the segment. Between May and July 2026, the supply of detached houses fell 12.2%. In the resale market, houses still had a substantial share of available properties.

Over the same May-to-July period, average asking prices for houses rose 7.1%, compared with 1.2% for apartments. A detached house was, on average, priced 7% above an apartment. Imovirtual linked the gap to the relative scarcity of houses, especially among new builds.
