Madrid apartment listings surge 17% as prices climb to €6,000 per square metre

The number of apartments listed for sale in Madrid has risen 17 per cent over the past year, whilst prices have climbed to €6,000 per square metre. A typical 80-square-metre flat now costs nearly €477,000.

This apparent paradox reflects market logic. Barcelona, Valencia and Málaga present a similar picture: supply is growing, not because housing has suddenly become abundant, but because apartments are remaining on the market longer as buyers grow hesitant. When prices rise faster than wages and borrowing costs remain elevated, even affluent purchasers begin to exercise caution.

Across Spain as a whole, the picture is inverted: listings have fallen 10 per cent. The market is fragmenting. In major cities, a balance between supply and demand has emerged for the first time in years. This does not signal a price collapse—Spain faces a chronic shortage of housing in desirable neighbourhoods. For buyers, however, it means greater choice and genuine negotiating power.

The message for sellers is unambiguous: the era of listing anything at any price and waiting for queues of buyers is ending. Pricing strategy matters again.
