Selling an apartment in Spain is now twice as long as a year ago. If before the house left in 2-3 weeks, now wait 6-9 weeks.

In the real estate market of Spain there was a turning point. According to the Federation of Associations of Realtors (FAI), sales fell by 7.3% in May from a year earlier, the sharpest drop since May 2024. Buyers are no longer in a hurry: they bargain, demand discounts, postpone the decision in the hope that prices will fall further. The main reasons are problems with housing affordability and expensive loans. Mortgage rates, while down from peaks, remain higher than in the era of cheap money.

However, this is not a market crash. Demand is still above supply in major cities, and housing shortages are supporting prices. FAI forecasts a 5% drop in sales in 2026 compared to 2025, but sees this as normalization, not the beginning of the crisis.

For sellers, the main conclusion: now you need to smartly evaluate real estate. The days when any object was sold in two weeks seem to be a thing of the past.
