Nicosia costs three times less than Paris—and the gap is widening
Cyprus's capital remains one of Europe's most affordable property markets. A one-bedroom apartment averages €145,000, a two-bedroom €205,000, and a three-bedroom €280,000. By comparison, a three-bedroom in Paris costs €1.08m, in Berlin €845,000, and in Milan €690,000.
According to Global Property Guide, which analyses markets across 88 countries, Nicosia has nearly converged with Athens. In the Greek capital, a one-bedroom apartment costs €135,000—marginally cheaper—while two- and three-bedroom properties command the same prices as in Cyprus.
Europe's cheapest apartments are in Skopje (€55,000 for a one-bedroom), Chişinău (€79,000) and Sarajevo (€103,000). Zurich holds the record for expense: €1.151m for a one-bedroom. The gap between Eastern and Western Europe runs to hundreds of thousands of euros—the defining trend in today's property market.
For Russian investors, the message is clear: Cyprus and Greece remain entry points with solid returns.
