One in four property buyers in Portugal is a foreigner
According to data from the Bank of Portugal, foreigners accounted for 28 per cent of all residential property purchases in the country last year. This represents a stable trend: since 2019, the foreign share has fluctuated between 25 and 31 per cent. The leading foreign buyers are Brazilian, Angolan and French nationals.
Notably, foreign investors pay more for property on average than Portuguese buyers. This means their contribution to the overall market volume exceeds the simple 28 per cent figure.
However, the Bank of Portugal has issued warnings about emerging risks. Geopolitical tensions, financial market volatility and extreme weather events—such as the storms in early 2026—could trigger a sharp decline in residential prices. The banking system remains resilient, but requires enhanced risk monitoring.
For prospective investors, this suggests that Portugal's market remains attractive, though closer attention to macroeconomic conditions is warranted.
