€197.7m in top property deals as Cyprus land market surges in Q1 2026
The fifty most expensive property transactions on Cyprus in the first quarter of 2026 totalled €197.7m over three months.
Limassol and Paphos emerged as the dominant markets. Limassol accounted for 29 of the top 50 deals, valued at €107.2m, whilst Paphos secured 17 transactions worth €71.8m. The quarter's most expensive purchase was a six-hectare plot of land in Moni, Limassol, which sold for €19.7m.
Land has become the standout asset class. Six of the ten most expensive deals in the quarter were agricultural fields and plots. Across every district on the island, the highest-value transaction involved land. Analysts at Ask Wire interpret this as a signal that the market is preparing for a new development cycle. Paphos demonstrated greater diversity, with a villa in Peyia selling for €6.3m and a house in Ayios Theodoros for €5.8m.
The data was compiled against a backdrop of heightened geopolitical tension in the region, making investor activity particularly noteworthy.
