Portugal's property market: an extra bedroom costs €100,000
Portugal's new-build market is pricing in a steep premium for additional space. According to data from Imovirtual, upgrading from a three-bedroom apartment to a four-bedroom property costs an average of €100,000 more—the largest price jump between property sizes on the Portuguese market.
For context, moving from a one-bedroom to a two-bedroom runs €84,999, whilst the step from two to three bedrooms is €70,001.
Two-bedroom apartments are appreciating fastest of all, having risen 10.2% year-on-year, from €295,000 to €324,999. This reflects demand from families seeking a balance between space and affordability.
Regional variation is pronounced. In Lisbon, a standard apartment averages €560,250, with four-bedroom properties at €615,000. The Algarve is cheaper at €510,000 and €535,000 respectively, yet prices there have still climbed 17% annually. The sharpest increases appear in smaller towns: Beja has risen 35%, Viseu 29%.
The pattern suggests Portuguese buyers are increasingly looking beyond expensive capital cities. The question is no longer simply whether a larger apartment is needed, but whether it remains affordable.
