Dutch buyers outpace all rivals in Spanish property market
Dutch purchasers are acquiring Spanish real estate faster than any other nationality. In the first quarter of 2026, buyers from the Netherlands purchased 1,626 properties—a 5 per cent increase year-on-year. Meanwhile, overall foreign demand fell by 3.2 per cent. The Dutch are swimming against the tide.
The figures are striking: demand from the Netherlands is now five times higher than in 2016. Using that year as a baseline of 100 per cent, the Dutch demand index for Q1 2026 reached 527. The Netherlands' share of foreign purchases has risen to 6.6 per cent—a ten-year record.
Why are the Dutch investing in Spain? Two reasons emerge. First, the classical attractions: sunshine, quality of life and low costs. Second, new pressures at home—a savings tax, high property transfer taxes and an expensive domestic real-estate market. Spain appears increasingly attractive, particularly for remote workers and those seeking portfolio diversification.
Conclusion: whilst other markets cool, the Netherlands remains the locomotive of foreign demand for Spanish property.
