Cyprus construction boom: building permits surge 49% in first two months of 2026

The figures are striking. Over January and February 2026, Cypriot authorities approved 1,500 building permits worth €825 million. By comparison, the same period in 2025 saw just 1,008 permits valued at €527 million. The area of approved projects increased by 55%, whilst the number of planned residential units rose by 79%.

Residential construction is the primary growth driver. Apartments in multi-storey buildings lead the charge: January–February saw 2,563 flats approved against 1,192 a year earlier, representing 115% growth. Detached houses are also trending: 610 permits versus 435 previously, a 40% increase. Non-residential buildings, however, are growing sluggishly—up just 8%—and their floor area actually contracted by 37%.

Civil engineering projects have surprised even more: costs more than doubled, up 105%, albeit from a low base. Road construction has surged 329%, though again from minimal volumes.

The takeaway: Cyprus is experiencing a wave of residential demand, particularly for apartments. Investors should monitor this trend closely.
