Buying property in Italy does not automatically make you a tax resident.

It is important to plan the tax consequences before the transaction. If you register with Anagrafe, there is a presumption of residency that must be denied. Physical presence longer than 183 days may also be sufficient to qualify for residency.

Italy offers preferential treatments for new residents, including a flat tax in 100000 EUR on foreign income and a 7% rate for pensioners in southern municipalities.
