Three villages divide Fethiye's property market—each suited to different buyers
Fethiye has transformed over recent decades from a fishing village into one of Turkey's most sought-after resort destinations. Located just 35 minutes from Dalaman Airport, the town has become a magnet for tourists and investors. Yet those seeking property outside the town centre typically face three main options: Çalış, Hisarönü and Ovalı.
Çalış is a beachfront resort at sea level, with a long stretch of sand and sunset views. It lies just 15 minutes' drive from the town centre. Life without a car is entirely feasible here: a bicycle or e-scooter will get you everywhere. Hisarönü and Ovalı sit higher up, in the foothills of Mount Babadağ, some 10 minutes from the celebrated Blue Lagoon at Ölüdeniz. Hisarönü is bustling and lively, with numerous restaurants and entertainment options. Ovalı is quieter, more residential, with local character. Both are 2–3 degrees Celsius cooler than Çalış thanks to their elevation.
All three suit holiday homes, rental investment or permanent residence. The choice depends simply on preference: sea-level living or mountain air with views.
