Pink gentrification transforms Portugal's LGBTI+ neighbourhoods into luxury real estate

Neighbourhoods in Portugal with a historical LGBTI+ community have become expensive property markets. The median apartment price in Lisbon's Arroios has jumped to €595,000, whilst Porto's Bonfim has reached €350,000.

The phenomenon is termed "pink gentrification". In recent years, the areas have attracted digital nomads, expats and investors from Northern Europe, Britain, the United States and Brazil, drawn by the cities' reputation for tolerance and safety. Demand for housing in Arroios has risen 38 per cent, whilst supply has fallen 20 per cent. In Marvila, prices have increased 14 per cent year-on-year, and in Alcântara, 10 per cent.

For more affordable entry points: Paranhos in Porto offers a median purchase price of €325,000 and rental at €990 per month—the most accessible in the analysis. In Lisbon, Costa da Caparica maintains €415,000 for purchase and €1,200 for rent.

Long-standing residents are gradually departing, displaced by rising prices. A paradox emerges: neighbourhoods created as havens for minorities are becoming inaccessible to the local middle class.
