Official property data sources: prices, sales and rents
Understanding a property market takes more than headlines. Here are official sources for Portugal, Spain, Italy, Cyprus, Greece and Türkiye, with an explanation of what their measures actually cover.

This is a source guide, not a current price report. The source review date is not the observation period. Automated ingestion of these datasets is not yet connected; check each release period and its coverage separately.
Define the measure before comparing it
A price index measures change from a base period, not a price per square metre. Asking prices, recorded transaction values and bank valuations describe different things and must not form one undifferentiated series.
Retain the country and geographical code, property type, unit, currency, observation period, release date and data version. A regional measure is not a neighbourhood price; averaging district medians does not produce a city median.
Portugal: INE local prices and new lease agreements
INE publishes quarterly local house price and rental statistics. Useful measures include median transaction value in €/m², median rent under new agreements and the number of agreements, rather than advertised asking prices.
Coverage depends on the table. Price indicator 0012234 uses a rolling 12-month window despite quarterly updates. Rental indicator 0014702, under the 2026 methodology, includes municipalities with over 100,000 inhabitants and the landlord's institutional sector, also over the preceding 12 months. Check a specific table before promising neighbourhood coverage.
Lisbon, Porto and covered municipalities are useful candidates for an initial local briefing. Verify primary downloads and comparability across methodological changes; a catalogue record is not a working ingestion connection.
Spain: INE and Registradores, including urban districts
INE publishes monthly registered property transfers, including housing sales, by autonomous community and province. Registradores reports include prices per m², sales and mortgage measures; geographical detail varies by table. Buyer nationality is not the same as residency.
The experimental rental price index IPVA is annual, with autonomous communities, provinces, municipalities and districts of provincial capitals. Small municipalities are grouped; the series covers the common fiscal territory, excluding Navarre and the Basque Country. Table 59061 covers urban districts.
IPVA is an index, not a new monthly rent in €/m². A release for 2024 must not be labelled October 2026 prices. Regional sales briefings can be updated more often than district rental briefings.
Italy: OMI price and rent ranges by zone
The Agenzia delle Entrate's Osservatorio del Mercato Immobiliare provides sale and rental quotations by OMI area, with province, municipality, zone, property type and period selection. An OMI zone need not match an administrative neighbourhood.
Quotations are half-yearly. Sale values use €/m² and rents €/m² per month, with a distinction between net and gross floor area. A quotation range is not an exact transaction register or a valuation of an individual flat.
Italy is promising for local-area briefings. Verify current download and reuse arrangements before bulk ingestion; a public viewer does not establish an open API.
Cyprus: CBC and DLS district prices and sales
The Central Bank of Cyprus publishes a quarterly Residential Property Price Index, separating houses and apartments across Nicosia, Limassol, Larnaca, Paphos and Famagusta districts. It uses valuations and covers the government-controlled territory of the Republic of Cyprus, not the whole island or every neighbourhood.
The Department of Lands and Surveys provides monthly deposited sales contracts by district and separate statistics on foreign buyers and transfers. Contracts and completed transfers must not be added as independent sales; check whether a table counts contracts, properties or buyers.
Combine monthly contract briefings with quarterly price-index updates. This source review has not established a comparable official residential rent-per-m² series for all districts; asking prices cannot silently substitute for it.
Greece: Bank of Greece and the transfer values register
The Bank of Greece publishes quarterly apartment price indices based on bank valuations. The main regional breakdown is Athens, Thessaloniki, other cities and other areas, with property-age categories. It is not a complete neighbourhood or island price map.
The official anonymous GSIS property transfer values register supports area-based searches with selected criteria. Its records must not automatically be treated as a complete census of housing sales or used to disclose transaction participants.
The register is a candidate for deeper local analysis. Bulk-download frequency, completeness and automated access need separate verification. A comparable district residential rental series has not been established in this review.
Türkiye: TCMB and TURKSTAT monthly series
TCMB publishes the Residential Property Price Index with regional series. In 2026 it also publishes the monthly New Tenant Rent Index, using rental valuations in bank appraisal reports rather than a register of all signed leases.
The rent bulletin covers Türkiye, Istanbul, Ankara and Izmir. TURKSTAT publishes monthly sales, new versus existing homes, mortgaged sales and foreign buyers. Province and district detail depends on the table and disclosure rules.
An increase in lira is not an increase in euros or an inflation-adjusted increase. Keep the original currency and distinguish nominal change, real change and any conversion.
A reliable recurring statistics briefing
Update after the underlying release: monthly sales monthly, quarterly indices quarterly and annual district series annually. The absence of a new release does not justify relabelling old observations as current.
Every briefing should show its observation period, geography, measure, source table, release date and provisional or revised status. Year-on-year and preceding-period comparisons require consistent definitions. Missing values are not zeros; disclose methodology and boundary changes.
Start with checked public aggregates. Eurostat documents an official API; for national sources, verify CSV, Excel, JSON or PDF access and reuse conditions separately. Ingestion, validation and bilingual publication can then be connected. This guide does not itself enable automatic publication.
